West Fest is one of those Chicago street festivals that people who know about it never miss. House music curated by Bass by the Pound and The Empty Bottle fills Chicago Avenue all weekend long in the heart of West Town. There is local food, local drinks, an artist market and the kind of neighborhood energy that makes you feel like you found something the rest of the city has not fully discovered yet.
On top of the music, West Fest runs a full Kids Fest with train rides, bounce houses, pony rides and a dedicated kids entertainment stage. The Market This Week: A Clearer Picture Is Emerging
The Best Properties Are Still Flying. Everything Else Is Sitting.
Here is the most honest summary of what we are seeing on the ground right now. The market is not slow across the board. It is selective. The best properties, meaning the ones that are priced correctly, presented beautifully and in genuinely great condition, are still generating multiple offers and moving fast. We saw a slight uptick in multiple offer situations again this week in the sub-million dollar segment. Spring market buyers who have been hanging on, waiting and not quite throwing in the towel yet, are still competing hard for the right home when it shows up. The reprieve is that sellers are not receiving 22 offers, they may be getting 4-5 on the high end, which is less competition than what was happening just a few months ago.
But here is the other side of that coin and it is a meaningful shift. Anything even slightly overpriced or not in the best showing condition is sitting. And I mean sitting. We are scheduling showings this week and seeing listings where the system still says “first showings at the open house” and that open house was thirty days ago. That is a market telling you something very clearly. Buyers right now are informed, patient and unforgiving on value. The days of a so-so home getting bailed out by a frenzied market are behind us for now.
In the luxury sector, buyers are even more selective. If there is anything out of place from the exterior to the interior a buyer may pass on it or submit a low ball offer to compensate for the perception of the condition not being over the top perfect, plus throw in a summer slow down and luxury buyers want a deal. Therefore, prep the home so that you don’t fall into this category, it will save you on market time and a meaningful offer being received.
What This Means If You Are Buying or Selling Right Now
For sellers, the message is simple. Price it right, prepare it properly and you still win. Cut corners on either of those and you will watch your home sit while the well-priced one down the street sells with multiple offers. We may be heading into a shorter summer slowdown than usual based on what we are watching, but that does not mean you can skip the fundamentals.
For buyers, the window is opening a bit. More properties are sitting longer, which means you have time to think, room to negotiate on the right home and less pressure to waive everything just to compete. The best homes still move fast. But you are not competing against twelve offers anymore. Know your number, have your financing tight and be ready to move when the right one shows up.
