This is the big one. The 55th annual Chicago Pride Parade marches through Northalsted this Sunday and it is consistently one of the largest Pride celebrations in the world, expected to draw more than a million spectators along the route. Floats, music, dancing and a citywide energy that you genuinely cannot replicate anywhere else. If you have never been, this is the year to go.
Get there early to claim a good spot along the route. Northalsted bars and restaurants open early for the celebration and the entire neighborhood turns into one massive party from morning through night. Plan your transportation ahead of time since street closures are extensive and parking is limited.

General admission includes a sample-size margarita for guests 21 and over, taco vendors and live music all day, and kids under 10 get in free. The only piece that is strictly 21 and up is the optional $15 tequila tasting add-on, which lets you sample eight different tequilas with guidance from the pros. So bring the whole family, or just bring your crew. Either way works. Lincoln Park on a warm June evening with good tacos and a margarita in hand is about as good as a Friday gets. Get there early since the tequila tasting add-on tends to sell out fast.

This is one of those festivals that genuinely captures what makes Logan Square special, creative, community-rooted and a little bit unexpected.
Go any day this weekend and walk Milwaukee Avenue. Stop into the local shops, grab something from one of the food vendors and catch a set from the performance lineup. This neighborhood does a festival right.

One of the biggest stadium tours of the year makes its only Chicago stop this Saturday night. If you have tickets, get there early to soak in the full Soldier Field concert atmosphere. PRO TIP: don’t do what I did and bring a tiny purse that was still too big to get into Soldier Field, they are extremely strict on bag sizes and styles that can enter, make sure it’s smaller than your hand in both length and width and you will be good to go, refer to their website for the exact guidelines or get yourself a small clear bag and that will work too. The smaller the better.

What Just Closed in Roscoe Village
Earlier this week we closed on a brand new construction home in Roscoe Village for our buyer clients, and we got their offer accepted at $100,000 under the listing price. That is not the norm in new construction. It took a long negotiation and a lot of patience at the plate from our buyers, but we secured their dream home for a genuinely great price. We could not be happier for them.
A natural question is whether a sale like this hurts other new construction in the area. I would actually disagree. One home selling at a great price gives that one buyer instant equity. It does not define the market. There are far more new construction homes in the area selling for considerably more that will comp out higher. This was one specific situation with one specific seller, and understanding why that seller said yes is the real story here.
Why the Seller Took the Deal
Timing is everything. The home was finished and the developer was heading into the slower summer season, when buyer traffic on new construction typically softens. On top of that, our offer was the bird in hand. It was clean. Our buyers could close in 21 days, even with financing involved, and they did not ask for a single change. No custom paint, no fixture swaps, nothing. For a developer, that level of simplicity is a real value add. They closed on time, we delivered on our end, and our buyers got their dream home.
This is exactly where our experience working both sides of new construction transactions, as buyer advisors and in working alongside developers, gives our clients a real advantage. We know what developers actually value beyond just the number on the offer.
