The inaugural Chicago Italian Beef Festival takes over Jefferson Memorial Park in Jefferson Park with Chicagoland’s favorite restaurants serving up their take on the city’s most iconic sandwich. Attendees vote for the best Italian beef, two live music stages run all weekend and there is a full kids zone. Free to attend, in a neighborhood we do not feature nearly enough and around a sandwich that deserves its own holiday. Go dipped.

Families are squeezing in the final weeks of summer travel before schools start. Private schools open August 20. CPS follows August 24. That back-to-school calendar is the single biggest driver of the August market pause and we see it every single year.
What that means in practical terms are fewer showings, fewer offers and a pool of buyers that has shrunk down to the most serious and motivated people in the market. Everyone else has mentally checked out until September or even October.

This is the most direct advice I can give a seller right now. If you get an offer in August, take it seriously. The buyers who are out there touring and writing offers in August are not casual. They are not browsing. They are people who need to move, who have been patient all summer and who are ready to close. That is exactly the kind of buyer you want.
Showings will be fewer. Open houses will be quieter. That is not a reflection of your home’s value. It is a reflection of the calendar. A serious offer in August is worth more than you might think because the alternative is waiting until September/October when the market picks back up, more inventory comes on, more competition emerges and your leverage as a seller starts to shift. We won’t see a big seller’s market again until January 2027.
If You Are a Buyer Right Now: This Is Your Moment
While everyone else is at Lollapalooza or on a beach somewhere, smart buyers are quietly getting their feet wet in this market right now. There are genuinely great properties sitting that are being overlooked simply because foot traffic is down.
