Here is a piece of advice that most people do not hear until it is too late. If you are even thinking about listing your home in January, February or spring of 2027, the best thing you can do for your future sale right now is pick up the phone and schedule your listing photos this month.
August and early September, just before the leaves begin to change, gives you the most lush, green and vibrant exterior photos of the entire year. Trees are full. Gardens are at their peak. The light in late summer is warm and golden. Your home looks its absolute best in this window and those photos will serve you for months.
Why This Matters More Than Most Sellers Realize
Think about what most January listings look like online. Bare trees. Brown or snowy grass. Grey skies. The exterior photos feel cold and uninviting even when the interior is stunning. Now imagine the same home with lush summer greenery in the background, a full tree canopy overhead and warm light on the front facade. That is a completely different first impression for a buyer scrolling listings in February.
First impressions in real estate are made online before anyone ever steps foot in the door. The cover photo is everything. And the cover photo you can get in August is simply better than the one you can get in January. There is no version of that equation where waiting makes sense.
