Our Recent Results: Two More Properties Sold Immediately

The Artesian listing is not the only story from this week. Our East Lakeview 2 bedroom condo listing and our South Loop 2 bedroom condo listing both went under contract within days of hitting the market. But Here Is the Honest Truth About What Else We Are Seeing

I always give it to you straight here and this week the market is giving us a more nuanced picture than we saw in April. The spring frenzy is tapering and the data is showing up in real time in very specific ways.

A buyer client of ours toured a townhouse in Lincoln Park this week. A great property, well-located, in a neighborhood that was generating six to twelve offers on comparable homes just six weeks ago. This one received two offers. Two. That is not a bad outcome for the seller but it is a meaningful signal. The pool of competing buyers is thinning. The urgency that was driving multiple aggressive offers in April is not universal anymore. And for buyers who have been exhausted and frustrated by this market, that is real relief finally arriving.

At the same time we watched a condo that had been sitting on the market overpriced for a while finally go under contract this week after the seller negotiated off the listing price. They knew the market had shifted just enough to give them leverage and they used it. That is the other side of the tapering story. Overpriced properties that might have gotten bailed out by a frenzied buyer in April are now sitting, and eventually negotiating in order to sell.

So what does all of this mean? A well-priced, well-prepared home in the right neighborhood still moves fast. Our Artesian listing with 20 showings in 48 hours proves that. But the days of any home at any price getting ten offers regardless of condition or value are behind us for now. Price is the one variable that controls everything in this market.
