Chicago Home Prices Are Up 5% Year Over Year. Here Is What That Means for You.

What the Data Is Saying Right Now

Crain’s Chicago Business just reported that Chicago home prices rose 5% year over year, growing at more than five times the pace of the national average. Additionally, Chicago home sales ranked second nationally in volume in March. In other words, this market is not slowing down. Furthermore, inventory remains roughly 50% below pre-pandemic levels, which means motivated buyers are competing hard for every well-priced listing that comes to market.

We are still at peak spring market right now. Most properties in our North Side neighborhoods are consequently selling in a single weekend. By June things normalize as summer brings lifestyle competition and vacation schedules. Therefore, the sellers who act in the next four to six weeks are the ones who will command the strongest prices of the year.

What This Means If You Are Thinking About Selling

The Yeager Team was recognized as Gold Award winners at the 2025 Chicago Realtors Sales Awards for outstanding sales volume and number of transactions. Every transaction represents a family we helped navigate one of the biggest decisions of their lives. If you want that level of dedication working for you this spring or spring of 2027, the conversation you have today directly impacts the price you command before the market normalizes.
